Asuntoa vuokratessa vuokralainen joutuu useimmiten maksamaan vuokranantajalle vakuuden. Takuuvapaa -palvelun tarkoitus on tarjota sinulle mahdollisuus vuokrata asunto ilman vuokranantajalle maksettavaa vakuutta. Takaamme vakuuden vuokranantajalle meille maksamaasi kuukausimaksua vastaan.
Kyseessä on palvelu, ei vakuutus. Toisin sanoen, vastaat tavalliseen tapaan vuokrasuhteen velvoitteista, kuten vuokranmaksusta ja asunnon kunnossa pitämisestä sekä hyvästä loppusiivouksesta. Palvelun voi lopettaa koska tahansa niin halutessaan maksamalla sovitun vakuuden. Palvelu päättyy kuukauden kuluttua vuokrasuhteen päättymisestä. Vuokralaisen tulee ilmoittaa Asuntopehtoorille, kun Takuuvapaa -palvelu päättyy vuokrasopimuksen loppuessa tai maksettaessa vakuus.
Palvelun hinta on kiinteä 20 €/kk (2000 € vakuuteen saakka). Palvelun avausmaksu 39 € maksetaan kertaluontoisesti ennen muuttoa.

Takuuvapaa -palvelu on helppo tapa muuttaa uuteen kotiin ilman suurta alkuinvestointia. Vuokralainen maksaa kiinteää kuukausihintaa, ja me Asuntopehtoorilla takaamme vuokravakuuden vuokranantajalle vuokralaisen puolesta. Vuokralainen hoitaa vuokrasopimuksen velvoitteet – me hoidamme vakuuden.
Takuuvapaa on palvelu, ei vakuutus. Se ei vapauta vuokralaista vuokrasopimuksen vastuista, kuten vuokranmaksusta, asunnon kunnossapidosta tai huolellisesta loppusiivouksesta muuton yhteydessä.
Takuuvapaa maksaa 20 €/kk, kun vakuuden määrä on enintään 2 000 €. Yli 2 000 € vakuudessa kuukausihinta nousee suhteessa (esim. 2 500 € vakuus = 25 €/kk). Palvelun aloitusmaksu on 39 €.
Maksettu aloitusmaksu tai kuukausimaksut eivät kerrytä vakuutta, eikä niitä siis palauteta vuokrasuhteen päätyttyä.
Vuokralainen voi tarkistaa maksuohjeet helposti Kodia-palvelusta. Muistutus- ja perintäkulut voivat tulla maksettavaksi viivästyneistä maksuista. Muistutukset lähetetään sähköpostitse.

Ensimmäinen kuukauden vuokra

Kyllä voit – koska tahansa. Maksa vuokrasopimuksen mukainen vakuus suoraan vuokranantajalle ja ilmoita siitä meille sähköpostitse (huolenpito@asuntopehtoori.fi), liitä mukaan maksukuitti.
Vuokralainen on velvollinen maksamaan Takuuvapaa-palvelumaksut irtisanomista seuraavan kalenterikuukauden loppuun asti.
Kun muutat pois ja vuokrasuhde päättyy, myös Takuuvapaa päättyy – kunhan ilmoitat siitä meille kirjallisesti osoitteeseen huolenpito@asuntopehtoori.fi. Ilmoituksessa on hyvä mainita selkeästi, että kyseessä on palvelun päättäminen. Vuokralainen on velvollinen maksamaan Takuuvapaa-palvelumaksut siihen saakka, kunnes palvelun irtisanominen tehdään.
Jos vuokrasopimuksen päättyessä on esimerkiksi maksamattomia vuokria tai asunnossa pitää tehdä korjauksia, Takuuvapaa -palvelu kattaa vahingot vuokranantajalle vuokravakuuden määrään asti (yleensä kahden kuukauden vuokra) ja perii nämä vuokralaiselta.
Esimerkki:
Vakuus: 1 200 €
Maksamatta jäänyt vuokra: 600 €
Kunnostustarve: 700 € -> Asuntopehtoori maksaa vuokranantajalle 1 200 € ja perii tämän summan vuokralaiselta.
Palvelu ei kata välillisiä vahinkoja. Vuokranantajalla on 30 päivää aikaa ilmoittaa vaateet meille dokumentoituna, esimerkiksi valokuvin ja kuitein. Kaikki vaateet, mukaan lukien puuttuvat vuokrat sekä siivous- ja korjauskulut, on esitettävä kerralla. Takuun realisointi käsitellään aina yhtenä kokonaisuutena, eikä yksittäisiä vaateita käsitellä tai korvata erikseen. Me toimitamme mahdolliset korvausvaatimukset vuokralaiselle 90 päivän sisällä palvelun päättymisestä.
Takuuvapaa koskee vain alkuperäistä vuokrasopimusta. Mikäli sopimusta muutetaan, palvelu päättyy automaattisesti.

When renting an apartment, the tenant most often has to pay a security deposit to the landlord. The purpose of the Takuuvapaa service is to offer you the opportunity to rent an apartment without a security deposit to be paid to the landlord. We guarantee the security deposit to the landlord in return for the monthly fee you pay us.
This is a service, not insurance. In other words, you are responsible for the obligations of the tenancy as usual, such as paying the rent and keeping the apartment in good condition and doing a thorough final cleaning. You can end the service at any time if you wish by paying the agreed security deposit. The service ends one month after the end of the tenancy. The tenant must notify Asuntopehtoori when the Guarantee-Free service ends at the end of the lease agreement or when paying the security deposit.
The price of the service is a fixed €20/month (up to a security deposit of €2,000). The service activation fee of €39 is paid before moving in.

Takuuvapaa service is an easy way to move into a new home without a large initial investment. The tenant pays a fixed monthly fee, and we at Asuntopehtoori guarantee the rental deposit to the landlord on behalf of the tenant. The tenant takes care of the obligations of the lease agreement – we take care of the deposit.
Guarantee-free is a service, not insurance. It does not exempt the tenant from the responsibilities of the lease agreement, such as paying rent, maintaining the apartment or careful final cleaning when moving out.
Takuuvapaa costs €20/month, when the deposit amount is a maximum of €2,000. For deposits over €2,000, the monthly price increases proportionally (e.g. €2,500 deposit = €25/month). The initial fee for the service is €39.
The initial fee or monthly payments paid do not accrue as a deposit, and are therefore not refunded after the lease ends.
The tenant can easily check the payment instructions in the Kodia service. Reminder and collection costs may be charged for late payments. Reminders will be sent by email.

Yes, you can – at any time. Pay the deposit according to the lease agreement directly to the landlord and notify us by email (huolenpito@asuntopehtoori.fi), attaching the payment receipt.
The tenant is obliged to pay the Takuuvapaa service fees until the end of the calendar month following the termination.
When you move out and the tenancy ends, the Takuuvapaa service also ends – as long as you notify us in writing at huolenpito@asuntopehtoori.fi. It is a good idea to clearly state in the notification that the service is being terminated. The tenant is obliged to pay the Takuuvapaa service fees until the service is terminated.
If, for example, there is unpaid rent at the end of the lease or repairs need to be made to the apartment, the Takuuvapaa service covers the damage up to the amount of the rental deposit (usually two months’ rent).

Rent: €600
Deposit: €1,200
Unpaid rent: €600
Renovation needed: €700 -> Asuntopehtoori pays the landlord €1,200 and collects this amount from the tenant.
The service does not cover indirect damage. The landlord has 30 days to report the claims to us with documentation, for example photos and receipts. All claims, including missing rent and cleaning and repair costs, must be submitted at once. The realization of the guarantee is always handled as a single entity, and individual claims are not processed or compensated separately. We will deliver any claims to the tenant within 90 days of the end of the service.
